
NXT BLD 2026 highlighted seven technology shifts reshaping architecture, engineering, and construction. One of the clearest is the growing maturity of off-site manufacturing. WSP demonstrated a project where 3,500 individual component deliveries were reduced to just 64 assemblies, cutting site time, complexity, and risk. The approach is also encouraging construction firms to consider Product Lifecycle Management systems already established in aerospace and automotive manufacturing, tells AEC Magazine.
Leading architecture firms are also reconsidering their technology stacks rather than simply adding AI to existing software. Foster + Partners is building workflows around decades of accumulated design knowledge, while HOK is exploring firm-controlled data pipelines that can move information beyond proprietary applications. This shift is closely connected to another NXT BLD theme: open tools and accessible data formats are becoming increasingly important alternatives to vendor-controlled ecosystems.
AI software development is simultaneously becoming a mainstream capability inside AEC practices. Firms including Buro Happold, Perkins&Will, HOK, Zaha Hadid Architects, Heatherwick Studio, and Foster + Partners are developing applications using SDKs and other development platforms.
These technological changes could also disrupt established software business models. As AI automates more work, firms may require fewer named-user software licenses. Token-based pricing and machine licensing could become more significant, while faster AI-assisted project delivery may also challenge traditional fee structures.
Yet AI adoption introduces legal and technical risks. Buro Happold emphasized that responsibility remains with project teams when AI produces incorrect information. Human oversight, output validation, appropriate contracts, and careful examination of software terms therefore remain essential.
Finally, fully agentic AEC workflows remain immature. Current AI models can process accumulated knowledge but still lack a deep understanding of physical space, semantics, and engineered systems. NXT BLD 2026 therefore presented an industry moving rapidly toward AI-driven workflows while recognizing that significant technical, commercial, and legal problems remain unresolved.
